We stop, photograph it and price the repair before covering it up. It's the one part of a re-roof that can't be fully quoted in advance, so we tell you the rate for it up front.
How do we know the roof needs replacing rather than repairing?
The test is the felt and battens, not the tiles. Once the underfelt has perished, water that gets past a tile has nothing to stop it. We'll show you the state of it at the inspection and say plainly which side of the line your roof is on.
How disruptive is a re-roof?
Noisy for a few days and dusty in the loft, but you can stay in the house. Roofs are left weathertight overnight and we work around agreed hours.
Will you patch it, or push a full new roof?
Whichever is honest. If a repair will genuinely hold, that's what we quote. If the felt and battens underneath have gone, patching just moves the leak, and we'll show you why on the inspection.
