What Ely roofs typically need

Historic city roofs and fenland housing.

  • Domestic and commercial in one visit

We quote homes and small commercial premises on the same terms — inspection first, written specification second.

  • Standing water on shallow flats

Flat roofs laid with too little fall pond quickly on fen-edge housing; we reset falls and outlets rather than patch over them.

  • Large-span farm and unit roofs

Sheeted roofs over the barns and packhouses around Lancaster Way business park need sheet, fixing and gutter-line inspection rather than tile-by-tile repair.

  • Batten decay and nail fatigue

Softwood battens and the nails holding the covering are the usual reason an otherwise sound-looking roof starts shedding tiles.

Full roof replacement & new roofs details

From first call to finished roof

  1. Survey and scaffold design

Roof measured, condition of deck and timbers assessed, and scaffold planned around access at the property in Ely.

  2. Strip and inspect

Old covering, battens and felt removed so the rafters and deck can be seen properly — any rot is reported before it is covered again.

  3. Re-cover

Breather membrane, new graded battens, covering laid to the manufacturer's fixing pattern, dry-fix ridge and verge fitted.

  4. Sign-off and clearance

Roof walked over, gutters cleared, scaffold struck and all waste taken away.

How we work — and what we don't claim

  • Independent, Costessey based

We're an independent firm at 41 The Street, Costessey, working out to Ely ourselves rather than passing you to a national call centre.

  • Written specifications

Every quote states the materials and detailing, so you can see exactly what's included.

  • Fixed written specification

Membrane grade, batten size, fixing pattern and ridge system are all named in the quote.

Ely roofing questions

How do we know the roof needs replacing rather than repairing?
The test is the felt and battens, not the tiles. Once the underfelt has perished, water that gets past a tile has nothing to stop it. We'll show you the state of it at the inspection and say plainly which side of the line your roof is on.
Will you need scaffold on a Ely property?
For a full re-cover, yes — it's a working platform and an edge protection requirement, not an upsell. Scaffold is included and set out in the written quote.
How disruptive is a re-roof?
Noisy for a few days and dusty in the loft, but you can stay in the house. Roofs are left weathertight overnight and we work around agreed hours.
Do you clear up afterwards?
Yes. Scaffold is struck, waste removed and gutters cleared before we invoice.
Will you patch it, or push a full new roof?
Whichever is honest. If a repair will genuinely hold, that's what we quote. If the felt and battens underneath have gone, patching just moves the leak, and we'll show you why on the inspection.

On historic city roofs the salvage question matters: clay and natural slate often survive a strip and go back down; tired concrete tiles rarely justify it. We decide that with you on the roof, not in the office. CB6 addresses are quoted on the same terms as anywhere else in East Cambridgeshire District Council.
