How long should a roof last?

For owners trying to work out whether their roof is tired or genuinely finished.

This question usually arrives in one of two situations: someone has just bought a house and wants to know what they have taken on, or someone has been told their roof needs replacing and is not sure whether to believe it. The answer depends less on the age printed on a manufacturer's brochure than on how the roof was built, how exposed it is, and whether it has been maintained. Here is how to think about it, and how to read the warning signs on your own building.

The covering is rarely what fails first

It is a common misunderstanding that a roof has a single expiry date. In practice a roof is an assembly, and its parts age at very different rates. Clay pantiles and natural slate are frequently still sound long after everything else around them has given up.

What usually fails first is the mortar at ridge and verge, the nails and clips holding the covering on, the underlay beneath it, and the lead at the junctions. When a roofer says a roof is finished, what they usually mean is that enough of those secondary components have failed that patching is no longer economic.

That is also why re-slating and re-tiling frequently reuse a proportion of the original covering. The material still has decades in it; the fixings and the felt do not.

Rough expectations by covering type

These are broad service life expectations rather than promises, and every one of them is heavily affected by exposure, pitch, workmanship and maintenance.

  • Natural slate: very long lived, commonly limited by nail fatigue rather than the slate
  • Clay pantiles and plain tiles: long lived, with frost damage and mortar failure as the usual limits
  • Concrete interlocking tiles: solid mid range life, surface weathering and loss of colour over time
  • Fibre cement slate: shorter than natural slate, with surface weathering and edge damage
  • Bitumen felt flat roofs: the shortest of the group, hardening and cracking under ultraviolet
  • GRP fibreglass: good life where the deck is stable, prone to cracking where it is not
  • EPDM rubber: long membrane life, with the detailing and deck deciding the real outcome

What shortens roof life in East Anglia specifically

Exposure is the big one. Coastal properties from Hunstanton round to Southwold take salt laden wind that corrodes nails, clips and metal fixings noticeably faster than the same roof would age inland. Open agricultural country from the Brecks to the Fens offers no shelter either, so roofs there see far more uplift cycles.

Trees are the quiet one. Overhanging branches keep a slope damp, deposit debris in gutters and valleys, and abrade the covering in wind. North facing slopes under trees are where we find the worst moss growth and the earliest frost damage.

And then there is maintenance, or the absence of it. A blocked gutter overflowing against a fascia for three winters causes more damage than a storm.

Warning signs that a roof is near the end

One or two of these means a repair. Several together generally means the roof is approaching the point where replacement is the better use of money.

  • Slipped or missing units appearing repeatedly across the whole slope, not one area
  • Mortar loose or absent along the ridge and verges
  • Daylight visible through the roof from inside the loft
  • Underlay sagging, torn or crumbling to the touch
  • Widespread frost damage: laminating slates, spalling tile faces
  • Repeated leaks in different places rather than the same one
  • A roofline that is visibly dipping or wavering along the ridge

Getting more life out of what you have

Plenty of roofs get replaced earlier than they needed to be. Clearing gutters and valleys twice a year, replacing slipped units promptly, repointing or dry fixing the ridge before it fails, and renewing tired lead all extend a roof's working life materially and cheaply.

The honest counterpoint is knowing when to stop. If you are calling someone out twice a year and each visit finds a new fault in a different place, the money is being spent on access rather than on roof, and replacement becomes the cheaper option. Common questions

My survey says the roof is at the end of its life. Is that reliable?

A homebuyer survey is usually carried out from ground level and errs deliberately towards caution, so it often flags roofs that have years left. It is a prompt to get a proper roof inspection, not a verdict. We inspect free of charge and will tell you what we actually find.

Can a roof be partially replaced?

Yes. Where one slope has failed and the others are sound, recovering that slope alone is entirely reasonable, and it is common on properties where one elevation takes the weather. The joins at ridge and hip need detailing properly so the new work does not create a weak line.

Does moss shorten a roof's life?

It contributes. Moss holds moisture against the covering, which accelerates frost damage, and it washes into gutters and valleys and blocks them. Removing it carefully is worthwhile. Aggressive pressure washing is not, because it strips surface material and drives water under the laps.

How often should a roof be inspected?

Annually is sensible for most properties, and more often for exposed coastal ones, older roofs and anything with trees over it. Checking after any serious storm is worth the phone call even if nothing looks wrong from the ground.
