Porch roof and bay window roof repairs

A porch roof or the small roof over a bay window takes the same weather as the main roof but has far less margin for error. Larke's Roofs repairs and replaces these small pitched and flat roofs, including the joint where they meet the house wall, with a free inspection and written quote before any work.

Why small roofs over doors and bays go wrong

Porch and bay roofs are short, shallow and tucked against a wall. Water runs down the main elevation and lands on them, so they handle more than their size suggests. The weakest point is usually the abutment: the strip of lead or the mortar fillet that seals the top edge against the brickwork. When that cracks or pulls away, water runs behind the covering and appears inside as a damp patch above the front door or on the bay window head.

The covering itself is the second suspect. Tiles and slates on a low pitch can be laid below the angle they are designed for, and a single slipped or cracked piece lets water straight onto the timber. Flat porch roofs fail at the edges, around the trims and where an old felt layer has blistered or split.

What a porch roof repair involves

The inspection starts with how the roof is built rather than just the stain inside. We look at the covering, the flashing or fillet at the wall, the edge details, any gutter and the condition of the timber where it can be seen. A small roof is often reached from a ladder or a light platform, which keeps access straightforward compared with the main roof.

Typical repairs include:

  • renewing a cracked or lifted lead flashing at the wall joint
  • replacing broken or slipped tiles and slates and checking the ones around them
  • repairing a split or blistered felt or rubber covering on a flat porch
  • refixing loose trims, soffits and the small gutter that serves the porch
  • replacing softened boarding where water has been getting in for some time

When replacement makes more sense

If the deck has gone soft across most of the roof, if earlier patches keep failing, or if a pitched porch was tiled at too low an angle for its tiles, a repair only buys time. Replacing the roof lets the timber, the covering and the wall flashing be renewed together so they work as one detail.

On a flat porch, replacement means choosing a system: EPDM rubber, GRP fibreglass or high-performance felt, all of which we fit. On a pitched porch or bay, it means stripping the tiles or slates, renewing membrane and battens and relaying with the right lap for the pitch, or lead-covering a bay roof that is too shallow for tiles. The written quote sets out which option is proposed and why.

Bay window roofs and their particular details

A bay window roof is often hipped or curved, with short runs of tiles, small valleys or a lead covering on a shallow top. On older houses the bay may be a separate structure tied into the main wall, and movement between the two can open the joint over time. Damp on the bay ceiling or around the window head is the usual sign.

Because bay roofs are so visible from the street, matching the existing tiles or slates and keeping the original shape matters. If the house is listed or in a conservation area, tell us at the enquiry so the materials and approach can be discussed before anything is specified.

Getting a quote

Send the address, a photo from the ground if you can take one safely, and what you have noticed: a drip by the front door, staining on the bay ceiling or a tile on the path. We will inspect, explain what has failed and give a free written quote. If water is coming in now, our emergency call-out is available 24/7.

Common questions

Can a leaking porch roof be repaired rather than replaced?
Often, yes. Many porch leaks come from the flashing at the wall or a single damaged tile or seam. Replacement is worth considering when the timber deck has softened or earlier repairs keep failing.
What affects the cost of a porch or bay window roof?
The size and shape of the roof, the covering, whether the timber needs renewing, the lead or flashing at the wall and how easy it is to reach. The free written quote sets these out for your roof.
Should I choose a flat or pitched porch roof?
It depends on the house, the porch size and any planning or conservation limits. A pitched roof usually matches the main house; a flat roof suits a low or wide porch. Changing the shape may need structural and planning checks.
How long does a porch roof replacement take?
A small porch is a much shorter job than a main roof, but the time depends on the covering, any timber repairs and the weather. You get an expected duration with the quote.
