Wet loft insulation is a symptom that people often treat as the problem. Replacing it without finding out where the water came from means buying the same rolls again in eighteen months. Insulation gets wet from one of three directions: from above, where the roof covering or a detail is letting rain in, from within the loft, where warm moist air from the house is condensing on cold surfaces, or from below, where a bathroom or kitchen is pushing steam straight into the roof space. Each has different evidence and each needs a different fix.
Map the wet area before you touch anything
Take a torch, stay on the joists and look at the shape of the damp. A defined wet patch a metre or two across, with dry insulation all around it, is a leak. Look directly above it: you will usually find a stain on the underlay, a slipped tile letting daylight through, a chimney breast, or a valley.
Damp spread thinly across the whole loft, with droplets on the underside of the underlay or frost on the nail points in cold weather, is condensation. That is a ventilation and moisture problem, not a hole in the roof, and repairing tiles will not change it.
Wet insulation concentrated around the loft hatch, around a soil vent pipe, or above a bathroom, is warm damp air leaking up out of the house and condensing as soon as it reaches the cold roof space.
When it is a leak
Water entering a pitched roof runs down the top of the underlay until it meets a sag, a joint or a tear, then drips. That means the wet insulation can sit a fair distance from the actual hole, usually lower down the slope. Follow the underlay uphill from the wet spot and look for the tide mark.
The faults behind it are the ordinary ones: a slipped or cracked tile, failed flashing at a chimney or abutment, a blocked or split valley, mortar gone from a ridge or verge, or an eaves detail dropping water behind the gutter. Any of them can be repaired without touching the rest of the roof, and none of them get better on their own.

- Wet timber only on one rafter, running down its length
- Damp always in the same place after rain from one direction
When it is condensation
A cold loft is meant to be ventilated, so that the moisture rising from the house is carried away rather than condensing on the cold underside of the roof. Two things commonly stop that happening. The first is insulation stuffed tight into the eaves, blocking the airflow path at exactly the point where the ventilation is supposed to come in. The second is a modern impermeable underlay on a roof with no additional vents, which seals the roof space more effectively than the original felt did.
The signs are consistent: dampness that is worst in the coldest months, water droplets on the underlay rather than tide marks, black mould on the timbers, and the loft feeling humid and still rather than draughty. On the worst examples the underlay drips onto the insulation on a frosty morning as the roof warms.
When it is the house pushing moisture up
Bathroom and kitchen extract fans that terminate inside the loft rather than through the roof or a wall are surprisingly common, and they deliver a continuous stream of warm wet air into a cold space. So does an unsealed loft hatch, a gap around a soil vent pipe, downlighters cut into a bathroom ceiling, and an open service riser.
This one is worth checking before anything else, because it is often the cheapest to solve. If there is a flexible duct in the loft that simply stops, or a fan that vents into the insulation, that is the cause and it needs to be taken through the roof properly.
Can wet insulation be dried out and reused?
Mineral wool that has been lightly damp and then properly ventilated can recover, because the fibres themselves do not absorb water. Insulation that has been soaked, compressed and left is a different matter: once it is flattened it has lost the trapped air that made it work, and it stays cold and heavy for a long time. Wet insulation sitting on a plasterboard ceiling also puts weight on it and keeps the plaster damp.
Our advice is straightforward. Fix the water first, let the loft dry and ventilate properly, then replace the insulation that has been flattened or soaked. Replacing it before the roof is right is money spent twice.

Common questions
Does wet loft insulation mean my roof is leaking?
Not always. A defined wet patch usually means a leak above it, but insulation that is damp all over and worst in winter is normally condensation caused by poor loft ventilation or moist air escaping from the house.
Should I take the wet insulation out straight away?
Lift and remove badly soaked, flattened sections so the ceiling below can dry, but do not lay new insulation until the water source has been dealt with, or the new material will end up in the same state.
Why is my loft insulation wet only around the hatch?
That points to warm, moist air from the house escaping through the hatch and condensing as soon as it reaches the cold roof space. Draught sealing and insulating the hatch usually cures it.
Can blocked eaves cause this?
Yes, and it is a very common cause. Insulation pushed tight into the eaves blocks the ventilation path, so the moisture that reaches the roof space has nowhere to go and condenses on the underlay.
Do you look inside the loft during an inspection?
Where there is safe access, yes. With this kind of problem the loft usually holds the evidence that tells us whether it is a leak, a ventilation fault or moisture coming up from the house.
