Roof valley repairs

A valley collects runoff where roof slopes meet. A leak there needs examination of the channel, the adjacent tiles and the way water leaves the roof. We repair roofing valleys and leadwork, with a written scope based on the condition found.

Why a roof valley leak needs a closer look

Valleys receive water from more than one slope, so a small obstruction or poorly formed edge can have consequences beyond the visible gap. The stain indoors may be displaced from the channel itself because water follows timber or underlay before reaching a ceiling. A roof gully repair enquiry should therefore describe both the indoor symptom and the roof shape if you know it.

Tiles cut beside a valley, the valley lining and the discharge into the gutter all contribute to that water route. Inspecting only the lead surface can miss a slipped neighbouring tile or debris holding water back. The aim is to identify which part has failed before agreeing to lift sound material unnecessarily.

Lead valley repair: condition decides the method

Lead expands and contracts as its temperature changes. Splits, stretched sections or old patches can indicate a detail that needs more than fresh sealant. The lengths, joints and support beneath the lining matter as well as the visible metal. A repair should allow the channel to do its job without recreating the same stressed detail.

Where lead remains sound, work around its fixings or adjacent coverings may resolve the problem. When the lining has cracked or earlier repairs hide widespread failure, renewal may be more suitable. Our leadwork page covers other junctions such as chimney aprons and wall abutments; this page concentrates on the channel between roof slopes.

The surrounding tiles and discharge are part of the repair

A damaged tile at the edge of a valley can expose the roof beneath even if the lining itself is intact. Its shape and position need to match the existing covering, and the route for running water must remain open. This is why the quotation should describe adjacent tile work where required instead of listing only a strip of new lead.

At the bottom of the channel, water needs to enter a functioning gutter or outlet. Debris here can make the problem appear further up the roof. Clearing a blockage is not the same task as relining a cracked valley, and one should not be sold as a replacement for the other where inspection shows both are needed.

What determines roof valley repair cost

Access can be a substantial part of valley work because the channel lies between slopes rather than at a convenient roof edge. The length of the affected area, whether tiles must be lifted, the lining material and any deterioration underneath all influence the quotation. A number based solely on metres of lead would not describe that complete scope.

We do not publish a fixed valley repair price. Ask which materials are being renewed, how the surrounding covering will be reinstated and how any timber damage discovered after opening will be agreed. That makes it possible to compare repair and renewal without assuming the cheaper-looking option includes the same work.

Period details and arranging an inspection

On a listed or period roof, the shape and finish of valley work can form part of the building's character. Matching the existing materials is important, and alterations may need discussion with the local planning authority. The property's protection and the proposed change matter more than a general assumption that all leadwork is automatically permitted.

Call with the address, the location of the leak and any previous repair history you know. Inspections and written quotations are free across our stated Norfolk coverage. The valley and verge problem guide helps explain visible defects, while roof repairs and leadwork provide the wider service options if another part of the roof also needs attention.

Common questions

Can a leaking lead valley be repaired without replacing it?
Sometimes. The lining, support and adjoining tiles need inspection. Sound lead with a local detail fault is different from a split or repeatedly patched channel.
Is a roof gully the same as a roof valley?
People sometimes use gully to describe a roof water channel. Describe its position or send a safe photograph so the quotation refers to the actual detail.
What makes roof valley repair cost vary?
Safe access, length, material, adjacent tiles and concealed damage change the scope. A written quotation after inspection is more useful than a universal metre rate.
