Garage roof replacement
Book an inspection for a garage roof that has deteriorated beyond a local repair. Larke’s Roofs fits flat roof coverings in EPDM rubber, GRP fibreglass and felt, and replaces pitched tiled and slated roofs. The existing system and its condition determine the proposal.
Arrange a quotation for the roof you actually have
Give the address, the type of garage and the symptom that prompted the enquiry. A leak over stored belongings, an edge that has softened and repeated failures in old patches are useful observations. Photographs taken from the ground or a safe window can explain the roof shape; there is no need to walk on a damaged covering to identify it.
A garage attached to the house has different junctions from a detached building. Mention where it meets a wall, whether it has a pitched or shallow roof and any access through neighbouring ground. The inspection can then consider the covering and connections together, rather than quoting only for the visible open surface.
Deck condition and drainage belong in the replacement
A new covering needs a sound base. On a timber-decked flat garage, the boards must be checked for damage and moisture before a membrane or laminate is installed. Where the deck is softened, renewing the top surface alone leaves the problem beneath it. The quotation should identify the proposed deck work and how any additional deterioration found during stripping will be agreed.
Falls direct water towards an outlet or gutter. A roof that has deflected into a shallow dish needs a different response from an outlet obstructed by debris. Ask how the finished drainage arrangement is included in the replacement, especially where water has collected repeatedly around a previous patch.
Choose a flat garage roof covering by its use
EPDM rubber is commonly installed as a single sheet on a domestic garage, with few joints across the field and detailed trims around the edges. GRP uses matting and resin to create a hard laminate on a stable, dry deck. High-performance felt provides a multi-layer alternative. These are different systems, so the proposed build-up and junctions should be described rather than reduced to a material name.
If the garage is used as a workshop or another occupied space, discuss insulation while the roof is being considered. Roof use, deck condition and the required finish help determine the suitable option. Our flat roofing page compares the systems; this service enquiry is for the property-specific replacement and written quotation.
Edges and wall connections must finish the job
Edge trims, the outlet and the connection to an adjoining wall can decide whether a new garage roof sheds water correctly. A replacement should not leave these details assumed in a single line for new membrane. Ask which trims are renewed and whether existing guttering and the downpipe remain suitable.
For a pitched garage, tiles or slates work with membrane, battens and the ridge and verge details. Converting a flat roof to a pitch is a change to the building, not just a different covering. The structure and planning position need consideration before that option can be compared with renewing the existing flat system.
Older sheet roofs need identification before disturbance
Older corrugated cement garage roofs may contain asbestos. Do not drill, break or cover suspect sheets as a DIY repair, and do not disturb dust or fragments to obtain a closer photograph. Tell us about the existing covering when enquiring so its identification and the appropriate specialist handling can be considered before replacement work is specified.
Keep asbestos handling separate from an assumption that a roofing quotation includes removal by the same contractor. The method and responsibilities must be established before disturbance. For any garage roof, check stripping, disposal, deck allowance, drainage and junction work in the written scope before accepting the proposal.
Common questions
- Does a leaking garage roof always need replacing?
- No. A local fault can be repairable where the surrounding roof and deck remain sound. Repeated or widespread failure may justify replacement after inspection.
- Can I change a flat garage roof to a pitched roof?
- The supporting structure and planning position need checking before changing the roof shape. Compare that proposal with renewing the existing flat covering after assessment.
- Can I cover an asbestos garage roof myself?
- Do not disturb or cover suspect asbestos sheets as a DIY roofing job. Their identification and appropriate specialist handling must be established before work.
